The new four storey 7,350m2 ‘green’ landmark office building for Stockland, adjacent to their current thirteen storey Durack centre, encompasses environmental initiatives making 2 Victoria Avenue a flagship building for the Stockland property group in Western Australia.

Located in a sought after riverside location of Perth CBD, the site provided a unique opportunity to create a high quality, low rise office complex. The building form is clean and legible and generated by a simple rectangular floor plate, offering maximum flexibility for a modern office workplace.

The service cores are located on the perimeter to maximise the amenity of the office space. The floorplate is wrapped in a contemporary curtain wall system, maximising views into the building and allowing occupants to take advantage of the outlook to the existing plane trees and the Swan River. An innovative operable louver façade creates the major visual feature on the western side of the building.

One of the principal design parameters of this project was to respond to the sustainability ethos of Stockland. Registered for the Green Star environmental rating, 2 Victoria Avenue has achieved status as one of the most environmentally sustainable commercial buildings in Perth.

Key initiatives used to achieve the rating include individually monitored automated external louvers, wind turbines, active chilled beam mechanical services, peak energy reduction, and extensive cyclist end of trip facilities.
