Located on a prominent site, overlooking Hindmarsh Square, the design of this premium grade, eight storey contemporary, minimalist style office building is appropriate to the surrounding context yet retains the distinct architectural form and identity required for a corporate head office.

The design expresses its green credentials via the arctic blue glazed veil forming a ventilated facade to moderate the heat load to the west-facing facade. The building form is derived from the grid pattern of the square and surrounding buildings and expressed in the north and south facades.

One of the most important design considerations for the development in achieving a 4 star AGBR rating and a 4 star Green Star rating has been environmental performance.

Sustainability initiatives used to achieve these ratings include:
- Recycling of the demolished building
- Thermal barrier created by the north core
- Maximum use of natural light
- Double-glazed low E glazing
- Ventilated glass veil to the western facade
- Glazed sunscreens to minimise heat loads
- Active chilled beam air-conditioning
- T5 energy efficient lighting systems
- Low emission paints
- Building Management Systems
- Bicycle parks to encourage less vehicular usage

As part of the environmental initiative, the airconditioning system has been designed to operate independently on each floor with air handling units located inside a plant room area on each level. These enable the provision for capacity control to serve the functional and thermal zones throughout the building.

All ductwork is acoustically and thermally insulated. Extensive life cycle costing studies were undertaken and the project complies with best practice in acoustics for office buildings.

The exterior cladding features aluminium and CFC sheet cladding. The external sunscreen is a full height curtain wall system glazed with arctic blue glass. Louvred grills and other sunscreening were produced in natural anodised aluminium.
