West Central

The West Central consortium is a joint venture formed between Urban Construct, Multiplex, Denton Corker Marshall and Woodhead International in order to redevelop the Balfours site and the Bus Station site in central Adelaide. The development includes 1,300 new dwellings with an affordable housing component comprising 150 affordable housing units and a further 360 student accommodation beds.
The urban design seeks to integrate bold new designs with the existing heritage forms, reinforcing the distinct nature of Central Adelaide. A mix of low-rise 'podium' built form is proposed together with higher rise towers of the slimmest proportion that are economically practicable.
The podium built form extends and defines the major street 'walls' and is laid out to create an internal network of lanes and small plazas that provide predominantly north-south connections to link the precinct with adjacent areas.
Five towers are proposed - two on the Balfours site and three on the Bus Station site. With the wide grid streets being the dominant urban design characteristic of the City, these towers are secondary to the street/lane based experience of the local precinct.
Sustainability initiatives have been developed for the redevelopment to provide for optimum 'eco efficiency' for the site. When proposed initiatives are rated against Adelaide City Council's Ecologically Sustainable Development criteria, the residential component scores 104 out of a possible 112 points.
